Privacy Notice of Homestaging vom See eG operating under the brand “SILCORA Homes”

We appreciate your interest in SILCORA Homes. Below, we inform you in accordance with Articles 13 and 14 GDPR about the processing of your personal data.

2. Data sources (processing of third-party data)

If you do not book directly with us but via booking platforms (e.g. Airbnb, Booking.com) or intermediaries, we receive your data from them (name, contact details, booking period, platform ID). We process this data for the initiation and performance of the accommodation contract (Art. 6(1)(b) GDPR).

3. Purposes and legal bases of processing

3.1 Website visit (server log files): When you visit our website, technically necessary data is collected (IP address, date/time, browser type). This serves IT security and troubleshooting.

Legal basis: Art. 6(1)(f) GDPR (legitimate interest in secure network operation).

3.2 Contacting us: When you contact us by email, form or platform, we process your information to handle your request.

Legal basis: Art. 6(1)(b) GDPR (contract/pre-contractual measures) or lit. f GDPR (other inquiries).

3.3 Booking & identity verification (check-in via Stellar Trust): We collect identity data of all guests. For foreign guests, this is done to comply with the statutory registration obligation (Sections 29, 30 BMG). For German guests (for whom the statutory registration obligation no longer applies since 2025), as well as for general identity verification, this is done for contract performance and for the protection of our property (damage prevention/identity misuse).

Legal basis: Art. 6(1)(c) GDPR (legal obligation), lit. b GDPR (contract), and lit. f GDPR (protection of property).

3.4 Municipal charges: Data for calculating and remitting visitor’s tax / tourism levy is transmitted to the respective municipality.

3.5 Wi-Fi use (own operation): We log connection data to ensure IT security, to detect and investigate misuse, and to ensure the proper operation of the network.

Legal basis: Art. 6(1)(f) GDPR.

3.6 Sensors & smart lock: For digital access control and damage prevention (smoke/noise), we process access logs and dB values. No audio or video recordings are made.

Legal basis: Art. 6(1)(b) and (f) GDPR.

4. Recipients of data (categories)

Your data is transferred to the following categories of recipients within the scope of purpose limitation:

  • Guest management tools: Stellar Trust (check-in ®gistration portal).
  • Operational service providers: IT hosting, email providers, payment service providers.
  • Authorities: municipal offices / visitor tax administration, tax authorities where applicable.
  • Advisory services: tax advisory / accounting.

5. Storage period

  • Website logs: 7 to 14 days (unless a security incident occurs).
  • Requests/marketing: until completion or withdrawal of consent.
  • Wi-Fi connection data: 90 days for misuse investigation.
  • Statutory registration data: 12 months in accordance with Section 30(4) BMG.
  • Booking records: 10 years (tax law retention obligation).

6. Your rights

You have the following rights regarding your data:

  • Access, rectification and erasure.
  • Restriction of processing and data portability.
  • Withdrawal of granted consent (with effect for the future).
  • Objection to processing based on legitimate interests.
